Owner's representation

Quality assurance and reporting that developers and institutions can act on.

ownershipwhat we hold

One team accountable for the money, the clock, and the scope.

Owners rarely lose a project all at once. They lose it in change orders nobody priced, draws nobody reconciled, and a schedule that slipped three weeks at a time. We run the owner's side of all three, in writing, on a cadence you can take to a board or a lender.

Pre-development and feasibility

Site diligence, entitlement tracking, and budget modeling before capital is committed — so the pro forma you approve is the one the field can actually build.

Contractor selection and buyout

Scoped bid packages, leveled proposals, and contract negotiation. We compare apples to apples and document why the winner won.

Budget and change-order control

Every change priced, sourced, and logged against the original budget, with cost-to-complete updated as the job moves rather than at the end.

Schedule oversight

Key dates tracked against the baseline, with each slip attributed to a cause and carried through to its delivery impact.

Draw review and lender reporting

Pay applications reviewed against installed work and captured evidence, with the monthly package lenders and equity partners expect.

Delivery and lease-up readiness

Punch, certificates of occupancy, and acceptance managed to a date — handed to property management as a complete file, not a walkthrough.

capturehow we see it

Our capture specialists build the record the oversight runs on.

Representation is only as good as what you can prove. BuildEX fields its own capture team — cameras, drones, and inspections — so the reporting you receive is backed by dated evidence rather than a superintendent's summary. Owners, developers, GCs, lenders, and property managers work from the same record, from horizontal development through the life of ownership. No apps, no hardware to manage, no chasing updates.

A single portal: milestones, documentation, live feeds, inspections, and aerial capture.

Milestone status updates

Key dates tracked against plan, with schedule change-order tracking that logs each shift, its cause, and its schedule impact — pushed to the whole team as the build advances.

Documentation

Every photo, report, inspection, and file in one organized place — a single, searchable record retained for the life of the asset.

Live-feed cameras

Fixed-position site cameras stream a continuous live view, accessible anytime from any device through the secure portal.

Inspection portal

Consistent, managed inspection workflows that document progress the same way every time — a defensible, timestamped QA and compliance record at each stage.

Aerial drone services

Scheduled flights deliver high-resolution 360° captures and timelapse — and autonomous stations add automated, triggered security operations and optional LiDAR scanning.

turnoverwhat you inherit

The record doesn't reset at handover.

When the build wraps, the same tool you ran the job on carries the record through handoff — keeping process documentation continuous and giving unit-by-unit insight all the way into acceptance. Every unit and common area carries its own history: photos, inspections, and documents built up from groundbreaking forward. Property management teams inherit a complete, defensible file per unit instead of a fresh walkthrough.

Completion auditing

A final, defensible audit confirming each unit is fully represented — Certificate of Occupancy, acceptance documentation, scope, and punch list all accounted for, with the evidence attached to the unit's record.

Acceptance turnovers

Structured handoff packages delivered to property management teams — the complete unit-by-unit history transferred in one organized record, ready to operate.

CO and acceptance tracking

Certificates of Occupancy tracked against PM acceptance dates, with status visible to the whole team so every unit's transfer is documented and on schedule.

Continuity into ownership

The history carries straight into the property management plan, so the file you built stays live through the life of the asset.

servicesand what they cost

Engagements sized to the asset.

Standard monitoring and reporting

Live camera and secure portal, monthly aerial drone, progress reporting, schedule tracking, document storage, and managed inspection documentation. The everything-package for active construction.

Remote drone stations

We provide and install autonomous stations on-site, flying scheduled and on-demand missions. Motion, perimeter breach, and alarm events launch a flight and push alerts, no operator required. Optional LiDAR delivers dense 3D point clouds for volumetrics and as-builts.

Managed inspection system

A consistent, timestamped inspection workflow built for quality assurance and compliance — with a unit-by-unit view that follows each space from start to finish.

Post-completion property management

At handover the engagement transitions to ongoing inspections, quarterly aerial capture, and records retention — so the history you built never goes dark.

faqasked often

Questions we get before the first site visit.

What does owner's representation actually include?

We act as your staff on the project: diligence and budgeting before commitment, contractor selection and buyout, then ongoing control of budget, schedule, scope, and draws through delivery and acceptance. You keep the decisions; we keep the documentation and the pressure on the plan.

What do I need to install on my end?

Nothing. We professionally install a fixed-position site camera with its own power and connectivity, and you access everything through a secure web portal — no apps, no hardware to manage.

How does the drone coverage work?

Scheduled monthly flights during construction deliver high-resolution 360° captures and timelapse sequences, aimed at current progress and active work zones. After completion this shifts to quarterly captures.

Do you provide security and LiDAR scanning?

Yes. We install autonomous remote drone stations that run scheduled patrols plus automated, triggered security operations — motion, perimeter, or alarm events launch a flight and push alerts with no operator on site. LiDAR scanning is available as an add-on for 3D point clouds, volumetrics, and as-built documentation.

Can I share access with my partners?

Yes — unlimited read-only access is included at no extra charge. For partners who need their own branded dashboard, exports, and alerts, Partner Pro is an optional add-on.

How is pricing structured?

A one-time install plus a monthly monitoring package during construction. The rate is confirmed based on site specifics and term, with preferred pricing for 24–36 month engagements. Owner's representation is scoped and priced separately against the size and duration of the program.

What happens when construction finishes?

The engagement automatically transitions to the post-completion property management plan so coverage and your unit-level record never lapse. It runs month-to-month and can be cancelled with 30 days' notice.

How long are typical engagements?

Designed for projects running 12–36 months through construction, then continuing on the Phase 2 subscription for the operating life of the asset.
